Letná is not one location
The name Letná covers at least three different markets in Prague 7. The quiet blocks between Letná Park and Kamenická, where the buildings are genuinely lived in and apartments tend to change hands between people who know each other. The busy strip along Milady Horákové and Strossmayerovo náměstí, with traffic and shops. And then the edge towards Vltavská and Holešovice, where the address is cheaper but the walk to the tram is shorter. The difference between the first and the third at the same layout is significant, and you will never see it in an average price per square metre.
Six things that set the price in Letná
- The view. An apartment looking at the Castle or into the park plays in a different league from the same apartment facing the courtyard. In Letná this is the single strongest factor.
- Floor and lift. Most of the buildings here date from the turn of the century. A lift is not a given, and its absence shows immediately on the upper floors.
- Attic conversion versus a classic apartment. Roof conversions have light, terraces and atmosphere, but also sloping ceilings, summer heat and a habitable area that differs from the stated one.
- The condition of the building. A repaired facade, a new roof and a full repair fund are value, because buyers know that otherwise they will be contributing themselves.
- Original detail. Period doors, ironmongery, parquet, stucco. Where these survived a renovation, the apartment sells itself.
- Parking. The blue zone works, but a garage space within walking distance is rare in Letná and it shows in the price.
When Letná sells best
The Prague market has two strong windows, spring and early autumn. For apartments with a view and a terrace that is doubly true, because both sell worse in November than in May. If the sale is not urgent, timing can do more than any discount.
What I will do about it
I come and see it, go through the title deed and the condition of the building with you, and give you the price range your particular apartment will sell for, along with what would push it towards the upper end. Free and without obligation. You will not get an average for Prague 7; you will get a figure for your apartment.

A lien on the title deed complicates a sale far less than most owners fear. What complicates it is doing the steps in the wrong order.
