How to sell an apartment in Prague for the best price

The listing does not set the price. The first ten days on the market do, along with what the first photograph looks like.

How to sell an apartment in Prague for the best price

The most expensive mistake is the wrong opening price

An apartment gets one chance to look new on the market. In roughly the first ten days after it goes live, everybody actively searching in that location sees it, because they have alerts saved and get notified. If the price is set fifteen percent above what the market will bear, those people scroll past and never come back. Then comes a month of silence, a first reduction, a second one two months later, and by that point the buyer is no longer asking why the apartment is nice but what is wrong with it.

Selling for the best price therefore does not start with negotiation. It starts by sitting down with real transaction prices, not asking prices. In Prague the gap between them is substantial and the transaction price is the only figure that means anything. An asking price is a wish; a purchase price is a fact.

What actually moves the price

  • Floor and lift. A fourth floor without a lift is a different property from a fourth floor with one, even at the same floor area.
  • Orientation and light. A north-facing apartment takes longer to sell and photographs will not get around it, only an honest description will.
  • Condition of the bathroom core and the services. On an older unit buyers add a contingency, and they always add more than the work would actually cost.
  • Clean legal title. A lien, an enforcement order on a neighbouring share, an unresolved easement · every note on the title deed is a discount until somebody explains it.
  • The building, not just the apartment. The state of the facade, the level of the repair fund and whether the owners’ association has approved a loan can move the price as much as the layout.

Preparation is cheaper than a discount

Home staging still carries the label of cosmetics here. In reality it removes obstacles in the buyer’s head. An overfilled bookshelf, children’s drawings on the fridge and a rug that clashes with the floor are not faults of the apartment. They are information about somebody else’s life, and a buyer cannot move into that. A cleared, tidied and well-lit apartment reads as generously as a developer’s show flat, and that is exactly what people are comparing it with.

The practical minimum that makes sense in any apartment: clear the horizontal surfaces, unify the textiles, fix whatever creaks or leaks at a viewing, and replace the bulbs so they are all the same colour temperature. Only then the photographer. Shooting before preparation means paying the photographer twice.

Photographs decide before anyone picks up the phone

Buyers decide with their thumb. They scroll through twenty listings in three minutes and one photograph stops them. That first image has to show the strongest thing the apartment has, whether that is the view, the light or the ceiling height. Not the hallway, not the bathroom, not the floor plan. A good set has eighteen to twenty-five images, follows the rooms in the order you walk through them, and ends with the neighbourhood.

Video does not replace photographs, it filters. Anyone who watches a one-minute tour to the end arrives at the real viewing prepared and seriously interested. On a good listing that lowers the number of viewings and raises their quality, which is a very practical difference for an owner still living in the flat.

One person runs the viewings

A viewing should be led by the person who knows the property in detail and who will negotiate. When a colleague takes over, every second answer becomes “I will find out and get back to you”, and the momentum goes with it. Buyers will ask the same five things: when it was renovated, what the monthly charges are, how parking works, what the repair fund says and why it is being sold. Those questions are answered with figures, not impressions.

Negotiation is won in advance

You do not get the best price by rejecting the first offer. You get it by having two serious buyers on the table at the same moment. That does not happen by accident · it happens because the listing goes to market prepared and all the viewings are handled inside one short window rather than spread over six weeks.

One last thing that rarely gets said: the highest offer is not always the best one. A buyer with cash or a pre-approved mortgage is a certainty; a buyer whose offer depends on selling their own property is an option. The difference between them is usually worth more than a hundred thousand crowns on the price.
