The highest-lying village in the country, a mountain house with two furnished apartments and an established café in the centre of Kvilda. The brand is included in the price. An opportunity for anyone who wants the mountains and a business at the same time.
A rare opportunity for anyone who loves the mountains and coffee. A place where design, nature and an entrepreneurial streak meet. A mountain family house with two furnished apartments and the established Kvildy Café in the centre of Kvilda, the highest-lying village in the Czech Republic. The price includes the sale of the Kvildy Café brand, the handover of the kvildy.cafe Instagram account with 3,000 followers, and the photographic and video material used to promote the apartments and the café.
Kvilda is a mecca for visitors. It is the starting point for cross-country skiing and cycling, with some 180 km of ski tracks in the area and marked cycle routes in every direction. The ski resort is an eight-minute drive. The Kvilda museum, the church and the grocery still fitted out in 1970s style are all worth seeing.
The three-storey house with a cellar holds a café with generous back-of-house space and accommodation for up to 12 guests. The floor above the café has two self-contained apartments, a 2+kk and a 3+kk maisonette.
The 83.94 m² maisonette consists of a bedroom of 28.08 m² and a large living room with a kitchen area of 42.4 m², with room for a family dining table, a sitting area and a small play space for children. A timber staircase leads up to an attic room with a roof window, used as a second bedroom. The bathroom with WC has a shower and a bidet, 7.25 m².
The 63.57 m² 2+kk apartment consists of a bedroom of 23.12 m² and a living room of 28.2 m² with a kitchen area, opening onto a balcony overlooking the central square of Kvilda. Its bathroom with shower, bidet and WC is 7.25 m².
The floors are oak, the corridors tiled, and the apartment bathrooms are finished in blue sandstone with underfloor heating. A large 12.25 m² hall at the main entrance can serve as a ski room and leads through to the garage. The 48 m² garage for two cars has daylight and an electric door. From the lobby you reach a covered 18.37 m² terrace with larch decking, which has the potential to become a winter garden or an exercise room.
The ground floor holds Kvildy Café at 44.47 m² with roughly 20 seats, designed by the architect Jaroslav Šusta Jr. The café is defined by a bar in Blatná granite and cladding in deeply brushed oak. It has separate WCs for men, 2.02 m², and women, 6.95 m². A timber bookcase leads through to a 24.74 m² salon with further seating, a tiled stove and unusual wall cladding in birch root laid into panels. A marine aquarium links the café and the salon as a shared design element. The glazed wall of the café opens fully onto a terrace with roughly 30 more seats, paved in historic granite setts from a manor house in Jeseník, where a brass sculpture by the sculptor Martin Ceplecha stands. Next to the café is a 15 m² bedroom with its own bathroom and WC of 5.76 m², which can serve as a manager’s flat or further accommodation.
The café fittings are included in the CZK 28,500,000 sale of the complete property: the café tables were made to measure from 300-year-old oak and the salon tables from solid walnut. There is also upholstered furniture on which the architect exceptionally used a saddler’s stitch, rarely seen now because of the time it takes. The café is equipped with a 200 l fridge, a 200 l freezer, a Winterhalter dishwasher, a Redfox baking oven, a display cabinet and an Astoria Storm espresso machine. The kitchen has two ovens, a 400 l freezer and an extra tap with reverse osmosis. There are three parking spaces directly at the house and a public car park for roughly 30 cars in front of the café.
The cellar provides two habitable rooms of 12 m², a dressing room, a store for the café, a wood store of 9.71 m² and a boiler room with an Atmos DC 32 wood gasification boiler of 35 kW, which heats the whole house. The house has four 80 l electric water heaters: one for the café, one for the room behind it and one for each apartment. It has large-format timber windows and its own borehole drawing water from the underground stream of the Jezerní slať peat bog, and is of course connected to the village sewerage.
The drive from the centre of Prague takes roughly 1 hour 55 minutes, with the new motorway open since December 2024.
The sale of this property can be structured in several ways. We will be glad to welcome you for coffee at Kvildy Café and discuss the details.
The price of CZK 28,500,000 includes the entire property in its current condition, its furnishings and equipment, and the Kvildy Café concept. A lower price may be negotiated for a purchase without the café furnishings, equipment and concept. A turnkey refurbishment and completion will be priced individually according to the scope and chosen specification.
